1. Property Sellers and/or Listing Agent - Our pre-inspection is provided only at the beginning of the sellers listing and/or when your property goes on the market. The inspector will inspect all the home's mechanical systems, appliances, plus any duplicate systems. This value is worth $100 + dollars by itself, and it is FREE, as long as the selected coverage is purchased. If the inspection is not done, then everything else is covered, except the heating and/or cooling system. Unknown pre-existing defects of covered items are included, provided the defect could not be detected through normal operation, maintenance and/or a inspection. and/or the property is already under contract or getting ready to close!

• Sellers listings: The inspection can reveal problems ahead of time, which: gives the seller time to make repairs and lightens 11th-hour re-negotiations.

• Ensures coverage: If something breaks down and/or needs to be repaired or replaced you're covered by the warranty.

• Free with purchase of warranty: A fee of $75 will be charged per address if warranty is not purchased. If the weather prevents inspection of certain items; i.e. air conditioner, roof, etc., the items can be inspected at a later date when the weather permits for an additional fee. The inspection may not apply for some areas in Colorado.

• Give buyer assurance! This will help in the selling and in obtaining a higher appraisal price, plus it confirms that there are no major systems in need of immediate repair or replacement before a buyer makes an offer to purchase the property.

2. Home Owners or Rental Properties or Property Managers - Our complimentary pre-inspection is provided before the warranty coverage goes into effect.

• A inspection identifies any pre-existing conditions and allows you to have the items repaired in order to include it in the home warranty coverage.

• Identify problematic areas before a large repair or replacement is necessary!

• Free with purchase of warranty: A non-refundable deposit fee of $75 is required but it will be applied/credited to the total cost of the plan upon purchase. Our systems
  and appliances inspection is provided to homeowners (not selling, moving or relocating) and to rental property owners. If the weather prevents inspection of certain
  items: i.e., air conditioner, roof, etc., the item can be inspected at a later date when the weather permits for an additional fee. The inspection may not apply for some areas in Colorado.

3. Buyers, Investors or Buyers Agent, Duel and/or Transaction Agents - Our complimentary inspection is not provided.

• Home Inspection: Blue Ribbon Home Warranty will need and use your complete inspection to verify that the items you are requesting to be warranted, are in good working condition at the time of purchase/closing. If any items were fixed, repaired, and/or replaced prior to the closing, please provide them as well. For properties that did not have a full inspection done and/or not submitted as requested to us, when a repair and/or replacement is needed, the item will be determined on a case by case basis by a licensed service technician who will identify any items that were or appear to be pre-existing in nature and could be excluded in coverage.
