Our pre-inspection provides a basic
overview of your home's mechanical systems and appliances plus ensures that
the covered items are in
good working condition at the time of or before warranty is purchased. This
does help in your selling property with less headaches and can bring
in a higher price as well.
Any
items that are not functioning properly at the time of the inspection
must be fixed in order to be included in the warranty coverage. There
is also so great information below about carbon monoxide detectors
and the new law.

Property Sellers

A pre-inspection is provided at the beginning of your
listing or selling period only. You will need to check the inspection
box on the on-line application or on our application brochure form.

Listing Coverage:
Realtors, protect your seller! Listing
coverage without our complimentary pre-inspection does not include repair or replacement for the home's
heating and/or cooling systems. Schedule an inspection today and
ensure that all of the home's systems are protected.

For Sale by Owners:
Ensure that all your home's systems are covered with a home warranty
before you sell your home. Coverage without our complimentary
pre-inspection does not include repair or replacement for your home's
heating and/or cooling systems. Gain peace of mind in the sale

Free with purchase
(A $75 fee will be charged per address for inspections in which a
warranty is not purchased). If
the weather prevents inspection of certain item(s), i.e.: air
conditioner, roof, etc., the item(s) can be inspected at a later
date when the weather permits for an additional fee. The
inspection may not apply for some areas in Colorado.
If you are choosing a Custom Home Warranty Plan (3 item minimum), please make sure you
also include/add the $25 inspection fee to calculate the correct price of coverage.

Home Inspection:
Blue Ribbon Home Warranty will use your complete
full home inspection to verify that warranty items are in good working condition. For properties that do not have a complete home inspection, repairs, and/or replacement of items will be determined on a case by case
basis. A Blue Ribbon service technician will identify any items that my appear to be pre-existing in nature and will exclude such repairs from warranty coverage.

Carbon Monoxide Detector
- As of July 1st, 2009,
If you have a listing
contract signed prior to July 1st or write a contract prior to July
1st but you do not close until after July 1st you need to have a
Carbon Monoxide Detector installed within 15 feet of the entrance of
each room lawfully used for sleeping.
HB-1091 covers all
existing single-family and multi-family housing units offered for
sale, transfer or rent. In addition, all new residential
construction is required to comply.
Rentals:
If you have rental
agreements in place and signed before July 1st 2009, you will not
have to have the carbon monoxide detectors in place until you
acquire a new rental agreement on said property.
All Carbon
Monoxide Detectors are not created equal:
You always get
what you pay for... When you purchase any of these detectors you
need to look at your needs. If you have small children and
or elderly persons living in a home, the need for a more sensitive
detector will be required. Your average inexpensive detector will
only support the average person with average health. For the
best advise please call your local Fire Station they will recommend
